Terms & Conditions Agreement: A client’s rental of the property at 55 Flat 5, Sir Adrian Dingli Street, Sliema, Malta, operated under Zero55Rooms (‘Company’), is confirmed and becomes a binding agreement only once Zero55Rooms has received on-time payment(s). This payment constitutes acceptance of the following booking conditions on behalf of the client and all accompanying guests. By sending payment in response to an invoice, you agree to the terms, conditions, limitations, and restrictions outlined below. No alterations to these Terms & Conditions are valid unless an amended, dated copy is provided by the Company. If you have questions about these Terms & Conditions, please contact Zero55Rooms for clarification before proceeding.

Booking Type: Please note that bookings up to two (2) adults are benefitting from a discounted rate and will only have the front sea view bedroom available. The other bedrooms in the apartment will be locked, however these will not be rented out to third parties. If more guests turn up, and provided the maximum capacity will not be exceeded, additional bedrooms may be made available for an extra fee paid in cash.

Payments: Reservations are subject to cancellation without notice if scheduled payments are not made on time. All outstanding balances must be settled by their due dates. Any cancellations or changes to a reservation (e.g., date adjustments or changes in the number of guests) must be submitted to Zero55Rooms in writing.

Cancellation Policy: All reservation changes or cancellations must be submitted in writing promptly. The specific cancellation policy for your rental at 55 Flat 5, Sir Adrian Dingli Street, Sliema, Malta, was agreed upon during booking. By submitting the booking, you legally accept this cancellation policy and all related Terms & Conditions. To modify or cancel any booked services, notify Zero55Rooms in writing. No-shows, late arrivals, reductions in party size, or early departures are non-refundable. Refunds, full or partial, are not provided unless a significant issue at the property cannot be resolved within a reasonable timeframe, causing extreme discomfort or serious inconvenience. Refunds are at Zero55Rooms’ discretion. Guests who leave the property without notifying and receiving permission from Zero55Rooms forfeit any right to compensation.

Guest Verification: Before arriving, guests will be asked to complete guest verification through third-party provider “Truvi”. This is done to ensure Zero55Rooms is keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. You will receive an email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.

Security Deposit: Guests who are under the age of 25 on the date of check-in and are unaccompanied by a parent or legal guardian are required to pay a refundable security deposit of EUR 300. The security deposit must be paid in cash on arrival. Failure to provide will prevent guest access to the property. Please note that if the security deposit is not provided, the full payment for the booking will still be due as per our cancellation policy. The security deposit will be returned during check-out, provided no damage or violations of property rules occur during the stay or excessive cleaning is needed.

Failure to complete Guest Verification: If guests do not complete the verification process before checking in, they may be denied access to the property. However, they will still be responsible for paying the full reservation amount.

Complaints & Maintenance: Zero55Rooms makes every effort to keep the apartment at 55 Flat 5 in good condition. If a maintenance issue arises, we will work to resolve it as quickly as possible after notification. We reserve the right to a reasonable period to address reported problems. While no refunds or rate adjustments are guaranteed for unexpected failures in utilities or amenities—such as electricity, water, internet, air conditioning, appliances, or similar services—Zero55Rooms may, at its discretion, offer compensation as a gesture of goodwill if an issue at the property significantly impacts your stay.

Use of Property: The apartment at 55 Flat 5, Sir Adrian Dingli Street, Sliema, Malta, is for private holiday use only. Clients may not engage in illegal or dangerous activities and must keep noise levels low to avoid disturbing neighbours. Please observe maximum elevator load which is 250kg (550 lbs). If found breaching this policy and emergency services are called due to elevator misuse, will result in emergency services fees plus an administration fee of EUR 100. Smoking is not permitted in any part of the block, including the apartment and its balconies, except for the roof; smoking in prohibited areas will result in an additional cleaning fee of EUR 250. Bringing in pets without permission will also result in an additional cleaning fee of EUR 250. Pets, unapproved events, or additional guests beyond the scheduled and paid number are prohibited without Zero55Rooms’ written consent. The total number of occupants is limited to those listed and paid for during booking. Misrepresentation of group size will result in immediate payment for extra guests if not exceeding maximum capacity or eviction without refund. Friends and/or visitors not disclosed during check-in are not allowed into the apartment without prior written approval from Zero55Rooms. Violations of these rules may lead to eviction without compensation.

Events: Zero55Rooms prioritizes a safe and peaceful environment for guests. We rent to responsible adults only, and house parties or gatherings are not permitted without prior written approval from Zero55Rooms. Guests must remain quiet, especially after 10pm, to respect nearby residents. Unauthorized events or gatherings exceeding the booked number of guests may result in eviction, loss of the security deposit, and additional fees at Zero55Rooms’ discretion.

Alcohol & Responsible Enjoyment: While on holiday, guests are encouraged to enjoy their time responsibly. However, excessive drinking leading to uncontrollable intoxication, disruptive behaviour, or disturbances to neighbours and other guests is strictly prohibited. Guests must maintain decorum and ensure that their actions do not cause noise, havoc, or damage to the property. Any reports of disorderly conduct due to excessive drinking may result in immediate eviction without refund and potential additional charges at Zero55Rooms’ discretion.

Pets: Pets are not allowed in or around 55 Flat 5 without explicit written permission from Zero55Rooms granted before arrival. Evidence of an unauthorized pet will lead to immediate eviction and forfeiture of all rental funds.

Drugs & Hazardous Materials: Guests may not use or bring illegal substances, flammable liquids (e.g., gasoline, kerosene), or hazardous items into the property. Discovery of such materials will result in immediate eviction and loss of rental funds.

Check-In & Check-Out Times: Check-in is at 4pm CET, and check-out is at 10am CET. These times are strictly enforced. For a later check-out, submit a written request via the booking platform before your stay. If no other guests are arriving that day, a later departure may be possible at no extra cost, subject to prior written approval from Zero55Rooms.

Luggage Storage: Guests may leave bags, luggage, or personal belongings outside the apartment door before check-in or after check-out at their own risk, under CCTV surveillance. Zero55Rooms (or the Host) shall not be held liable for any theft, loss, or damage to such items, including in the event that CCTV surveillance goes offline, experiences a power cut, or malfunctions for any reason. By choosing to leave belongings outside the apartment, Guests indemnify and hold harmless Zero55Rooms (or the Host) from any claims, damages, or losses arising from such actions.

Property Maintenance: Zero55Rooms staff may enter 55 Flat 5 for necessary repairs or cleaning, with efforts made to schedule these at convenient times to respect your privacy and stay.

Property Access: Access to 55 Flat 5, Sir Adrian Dingli Street, Sliema, Malta, is via pin codes, however a physical key may be needed to access the building in case of the building door being locked. You’ll receive a code to unlock both the building door and apartment door, and a pin code to open the lockbox which is found just outside the building door in case of the building door being locked. Lock the apartment door behind you when leaving the apartment by turning the door handle upwards gently. The building door doesn’t need to be locked. During checkout, ensure the apartment door is closed.

Emergency Situations: In case of an emergency such as a fire or elevator breakdown at 55 Flat 5, Sir Adrian Dingli Street, Sliema, Malta, guests must follow all safety protocols. If a small fire breaks out, a fire blanket and fire extinguisher are provided in the apartment for your use; however, for a larger fire, follow the fire exit signs to evacuate safely. Make sure to familiarize yourself with the fire exit route of the building upon arrival. Contact emergency services (dial 112 in Malta) and Zero55Rooms as soon as it’s safe to do so. If the elevator malfunctions, stay calm, use the phone inside the elevator to request help, and inform Zero55Rooms right away. Zero55Rooms will respond to reported emergencies as swiftly as possible but is not responsible for any delays or inconveniences these events may cause. At Zero55Rooms’ discretion, compensation for disruptions from emergencies might be provided as a goodwill gesture.

Breakages & Theft: Guests are responsible for any breakages, damages, or theft that occur during their stay. If an item is broken or missing, Zero55Rooms will charge the guest’s credit card for the cost of procurement, replacement, and any necessary repair work. Additionally, an administration fee per incident will be applied. Zero55Rooms will provide an invoice outlining these costs.

Rates & Errors: Zero55Rooms is not liable for errors or omissions on its website or in printed materials. Rates and property details may change without notice until payment is received. Disputes arising from this agreement will be governed by Maltese law, with the prevailing party entitled to recover costs and legal fees.

Liability: Zero55Rooms is not responsible for property loss, damage, or personal injury occurring at 55 Flat 5. Guests must secure the apartment (locking windows and doors) when unoccupied and are responsible for their belongings. Zero55Rooms may refuse service or rentals at its discretion.

Hold Harmless: By renting 55 Flat 5, you release Zero55Rooms, its officers, and employees from liability for claims, losses, or damages arising from personal injury, property loss, or disruptions beyond our control (e.g., acts of God, strikes, situations arising from nature, insect discomfort, or utility failures). While we strive to describe the apartment accurately, Zero55Rooms is not liable for minor inaccuracies or temporary service interruptions, though we’ll work to resolve any issues promptly.
